Chalifoux plans $50-$60 million project in Poinciana

POINCIANA, FL---Kissimmee-based developer
and general contractor Thomas Chalifoux has finished closing on a total of 36 acres in Poinciana Office & Industrial Park on which he plans
the development of an estimated $50-$60 million mixed-use project consisting of approximately 500,000-600,000 sq. ft. of retail
office and office warehouse space.
To
be called Chalifoux Commercial Park, the adjoining 23- and 13-acre sites, located on Poinciana Boulevard just
north of the CSX Railroad tracks and State Road 17-92, were purchased for an undisclosed price from Avatar Properties Inc., developer of the 1,545-acre
park.
The
sites are located directly across the street from the last rapid transit stop planned for the recently approved Central Florida
Commuter Rail system. Site development and construction on Chailfoux’s 36 acres aren’t expected
to commence until 2009.
It is the second major project planned by Chalifoux in Poinciana Office & Industrial Park. He
also plans to develop Poinciana Parke, a $100 million mixed-use development on 37 acres at the southeast corner of Poinciana Boulevard and
State Road
17-92. Plans call for approximately 450,000 sq. ft. of space comprised of about 150,000 sq. ft. of office
space, 300,000 sq. ft. of retail and restaurant space. He estimates the project will employ about 2,000
people and expects development to begin late in 2008 provided permitting and site development go as scheduled.
The builder and developer of
commercial and retail projects in Osceola, Orange and Seminole counties since 1978, Chalifoux heads up Chalifoux Management Group and is a member
