Selling by Owner?

Ok, you have decided to go it alone and sell on of your biggest assets, your home, by owner.  I respect that.  However, as a Real Estate and Mortgage Professional, I realize that you may need some assistance.  I am going to provide you some questions. If you need answers, just contact me.  You do not have to list in exchange for my help!  I can provide you with simple things that you can do to be successful on your own.

How did you arrive at your asking price?  Do you need help with comparable properties that have sold in your area or that are for sale?  Will you offer a co-broke for cooperating Realtors©?

Do you have questions?  Do you have all the necessary contracts and forms?  How are you pre-approving he lookers?  You can not trust everyone that comes to the door.  Do you know who your lookers are?  Safety is an issue for Realtors© and FSBO sellers too!

Have you decided on A Real Estate Attorney?  Title Company?  Do you know what they going to charge for their services?  Make sure you find out what the hourly charge will be when you need to call your attorney with questions.  Make sure you know what seller closing costs will be in advance of signing a contract! They bottom line is the net to you after closing.  Be sure you understand all costs of the transaction. 

Are you looking into financing? You will want to know what the buyer is bringing to the table. Not all loans are equal.  Do you know what the buyer closing costs will be

Do you have a web site that showcases your listing with lots of photos?  85% of buyers look online before contacting a Realtor© or you.  If you do have a website, how are you marketing your site so buyers will find the information? You have to compete with the MLS system, Realtor .com and other listing promoter sites that are available only to agents for that market.  It's not an impossible task but you must know how Realtors© market their web information so you can be competitive.  The cost of marketing your home can be significant. Advertising dollars are precious.  Don't waste them!

Do you have a way of showing your home while you are out? Potential buyers are quick to move to the next home if they cannot see your home right away.

I can help you find out ahead of time if this buyer can even afford your home before you waste time showing your home to people who simply cannot afford to buy it at this time.
